The Madelia Mobile Village Story

Madelia Mobile Village has grown over the years into a 60-site, resident-owned manufactured home community. But that transition didn't happen overnight. We began the move toward controlling our own destiny in 2008. That's when, with the help of Northcountry Cooperative Foundation and ROC USA®, we formed the Madelia Mobile Village Cooperative that would, on Dec. 22, 2008, purchase and take control of our community. 


Now, Madelia Mobile Village is not only a successful business, but also a thriving neighborhood. The process of the cooperative buying the land beneath our homes brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too.  And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.

Our member households elect our board of directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The board submits a budget every year, and the entire membership votes on it before the budget becomes official. Our rent is lower than that of any nearby community. We've worked hard to keep our rents low -- something about which we're not only happy, but also proud. We're running the million-dollar business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors. 


Madelia Mobile Village couldn't be better situated. Madelia is a small community with lots of small businesses. The local businesses don’t only cater to potential job seekers, but they meet the needs of our community. We have grocery stores, restaurants and even a Spanish food market to cater to the diverse populations who live here. For a small town, there is plenty to do: We have a town pool, theater, great public schools, shopping and a variety of congregations. What Madelia is really known for, though, is its beautiful nature and the Watonwan River. The Watonwan River flows more than 100 miles before meeting the blue earth river, and makes water activities a significant part of life in Madelia. All these elements make Madelia a wonderful place to live. 


Since we voted to become a resident-owned community, we have worked hard to improve our community. We've planted new flowers, upgraded our community office and more. Owning our land has played a significant role in how hard we work to maintain it. 



Ask anyone who lives in Madelia Mobile Village, and we're sure they'll tell you it's comfortable, affordable place to live surrounded by terrific neighbors.
